Construction design & management regulations

We can steer you through the regulations

Certain building projects fall under the Construction (design & management) Regulations 1994 whereby a client has specific legal obligations. We advise on the application of the Regulations and also act as the Planning Supervisor.


Client's (your) duties

  • Select & appoint a competent Planning Supervisor & Principal Contractor
  • Be satisfied that the Planning Supervisor and Principal Contractor are competent & will allocate adequate resources to health & safety matters
  • Be satisfied that the designers and contractors are competent, & will allocate adequate resources when making arrangements for them to work on the project
  • Provide the Planning Supervisor with information relevant to the health & safety on the project & known risks to the site & surrounding area
  • Ensure construction work does not start until the Principal Contractor has prepared a satisfactory Construction Health & Safety Plan
  • Ensure the Health & Safety File is available for inspection after the project has been completed
  • To assist with the provision of any record information and that the CDM questionaire is attached for completion. That the form is completed & returned to the Planning Supervisor.

Planning Supervisor's (our) Duties

  • Notify the Health & Safety Executive of the project
  • Ensure the client provides information about the site &/or building together with any known risks.  Refer the CDM questionaire to the client
  • Preparation of Pre-tender Health & safety Plan
  • Ensure co-operation between designers & compliance with their duties
  • Inspection & comment on designers Risk Assessments & health & safety issues relating to the design
  • Review & comment on potential contractors Health & Safety system
  • Ensuring contractors are issued with the Pre-tender Health & Safety Plan and designers Risk Assessments
  • Review & comment on constrcution phase Health & Safety plan prepared by appointed contractor
  • Review & comment on any Risk Assessments & Method Statements where there are changes to the design or construction method
  • Ensure the Health & safety file is produced & issued
