Hitachi Europe – 40 Holborn Viaduct, EC1

  • The project - to relocate circa 70 staff to higher quality, larger, office premises from Bloomsbury WC1, prior to exercise of the lease break option, following the award of a contract to develop new rolling stock for the UK rail network
  • Specification – Grade A office space required

  • Target location – Euston, King’s Cross, Holborn

  • Outcome – the project concluded with a move to new Grade A office space of circa 15,000 sq ft at 40 Holborn Viaduct, EC1

Carter Jonas’ role

  • undertaking accommodation strategy review cost / benefit analysis

  • exit strategy / dilapidations planning, budgeting and implementation

  • property search, lease negotiation and relocation budgeting, planning and  project management services

  • regular liaison with the Directors to advise on floor space audit, budgets, timescales, property options, space planning / interior design choices and strategy to obtain “best value” in relation to capital expenditure and annual running costs

  • undertaking pre-contract floor area check measurement survey and co-ordinating the building and mechanical and electrical services surveys
