• 10 Top Tips to Save Money

  In these tough economic times, many businesses are reviewing their expenditure. Business space can account for a significant proportion of outlay and our Commercial Team has prepared the following 10 point action plan to help you reduce the cost of your accommodation.

  1. Sublet excess space to offset your overheads and you may even generate additional income.

  2. Your lease may contain a rent review and you should plan ahead for any potential up lift (however unlikely you think it might be).

  3. Identify any break options and the conditions attached to operating them 12 months in advance of a break date.

  4. Consider appealing your Business Rates . The savings on a successful appeal of the current 2005 Rating List can be backdated. The 2010 Rating List is due to be released shortly - act now to ensure your accommodation is properly assessed.

  5. Effective space planning could alleviate pressure on your existing space or even reduce the amount you occupy while releasing accommodation you could sub-let.

  6. If you are struggling to pay your rent , your landlord may consider being paid monthly rather than quarterly in advance.

  7. Outsource storage to maximise useable floor space.

  8. Understand your dilapidations liability and pro-actively maintain your property in accordance with your lease. Short term savings on maintenance often result in significant costs in the long run.

  9. Analyse your utilities contracts and speak to your suppliers to see what offers/concessions they are prepared to make.

  10. Switch off lights and air conditioning when not required to ensure you maximise energy efficiency.

• Cambridge Commercial Market Update

  Key findings of our latest survey of the Cambridge office and industrial market are as follows:

  Against a background of improving optimism throughout the UK and international markets, the Cambridge office market saw a pick-up in demand in 2004, resulting in a total take-up of around 400,000 sq ft.
  There was a particularly strong recovery in demand for medium-sized units in the edge-of-town market, which accounted for 70% of the total space leased in 2004.  This was driven by a sharp recovery in the fortunes of the high  technology and research & development markets, whose proportion of the total space leased grew for the second consecutive year.
  The total amount of vacant office space in the Cambridge market fell from 1.4m sq ft at the end of 2003 to just under one million square feet at the end of 2004.  What is interesting is that the amount of Grade A space available only marginally decreased throughout the year.
  City centre office rents grew by 12% in 2004, while out-of-town office rents stablised at £16.50/sq ft
  We expect the demand for office space in and around Cambridge to remain steady throughout 2005, with the supply falling to around 600,000 sq ft by the year end.
  The industrial market remained restrained by lack of stock in  2004, driving a slight fall in the total amount of space leased  last year.  The total amount of industrial space available in and around Cambridge fell by 17% in 2004.
  The imbalance between the demand for and supply of industrial units in Cambridge drove rents on all sizes of unit upwards in 2004.  Given that there are no significant speculative developments due to complete in 2005, we expect this imbalance to continue.
