They are on hand to assist with pre-tenancy preparation, day to day management, and ongoing safety checks to ensure the property is compliant with the required statutory regulations and experienced at resolving more complex issues. Property ownership can be a real worry so communication is essential. That’s why we take a proactive approach, with regular inspections and written reports. It’s all part of the service, like dealing with notices and advising on the legal aspects of tenancies.

PROPERTY MANAGEMENT QUESTIONS AND ANSWERS
- How often will you visit my property?
We aim to visit the property twice a year. Once when the tenants move in and once six months after this. We produce a simple report, which includes colour photos and a room by room checklist. This will make sure your property remains sound and can minimise the cost of any work by acting in good time.
- Do you offer vacant property management?
We can offer you peace of mind should your property be empty for any length of time, we will visit the property as many times as necessary (we recommend once a week) during office hours at a cost of £75.00 + VAT.
- Do you transfer the utilities for us?
We can transfer all utilities apart from TV license. We arrange to transfer the utilities into the new tenants names. We then ask the tenants to contact the utility companies directly to make payments.
- How do you collect rent?
Tenants are asked to pay the rent in full in cleared funds on the day it is due into our account. We run daily rent reports. Should tenants come into arrears after 5 days we will contact them daily to resolve the situation, including writing to them, and will update you as necessary.

- Can you arrange gas safeties and other legal requirements for my property?
As part of your extensive management contract with us with us we can arrange for gas safeties for you, and continue to do so on a yearly basis so you know that you are covered.
- What contractors do you use?
We have a large group of extensively vetted and approved contractors, who have the relevant certification and insurance which we regularly review. We check the quality of their work and their pricing so that you are getting the best quality of work on your property at the best price.
