Assignment & Sub-letting
A tenant who wishes to dispose of his lease can look to assign it or sub-let the property. On assignment, the tenant transfers his interest in the property for the whole of the residue of the term of the lease. A sub-lease is created where the tenant lets the property, or part of it, for a shorter period than the remainder of the term.
A lease can set out provisions for assignment and sub-letting, and will often include certain conditions.
