What Are Serviced Offices?

• Unlike conventional leasehold office space, serviced office accommodation offers the following features:
• Ready furnished space usually with the option of including pre-fitted telecoms hardware
• Pre-fitted data / telecoms infrastructure, including broadband connections and server room facilities, enabling a “plug in and trade” service to be provided.  (It is usual for the serviced office tenant to provide it’s own computer hardware).
• Short, standard form, simplified letting agreements requiring minimal or no legal input therefore minimising delays in moving in and keeping legal costs to a minimum.  Serviced office agreements can be completed in hours / days – unlike conventional leases which can take 3-4 weeks, or more, to agree.
• Lease flexibility – most serviced office letting agreements offer the option of monthly, quarterly or half yearly tenant only “break” options
• Meeting/video conferencing facilities – many serviced office centres will include these facilities which can usually be hired on an hourly, half day or daily basis
• Additional services – most serviced office operators will offer telephone answering, reception, photocopying, secretarial and IT support and catering services, if required.
• Rents for serviced offices – are often payable monthly or quarterly in advance on a per desk basis and will usually include, business rates, building insurance, the cost of providing data / telecoms infrastructure / services and serviced office centre management charge.  Structuring rents on an all inclusive basis appeals to many businesses for ease of budgeting as well as keeping the time and costs associated with administering the business to a minimum.
• International network – some of the global serviced office providers offer discounts where a UK based serviced office tenant may require the temporary use of serviced office space abroad.
