Our management service covers a wide range of properties, including lock-up shops, retail parades, restaurants, warehouse/industrial units and estates, moorings, wharfs, piers, telecom base station sites, offices (single-let and multi-occupied) right through to residential units, within individual blocks or within a commercial scheme.
We recognise that tenants should be carefully looked after, so that where ever possible they are – and remain – satisfied tenants, willing to pay their rent. The provision of efficient facilities and estate management services is essential for maintaining contented tenants, with timely communication ensuring a good landlord and tenant relationship is maintained.
At Carter Jonas, we have in-house surveyors who specialise in the service charge functions for properties, which are often a contentious issue for both landlords and tenants. Such specialists are essential when dealing with service charges, due to complex and onerous lease obligations as well as complicated legislation.
Mixed-use schemes (commercial and residential) can be particularly challenging as it is essential that certain procedures and consultations are carried out to enable full expenditure recovery from residential tenants. In this respect, expert advice is invaluable.
Our standard operating procedures also fully adhere to the RICS Code of Best Practice of Service Charges in Commercial Property and the RICS Service Charge Residential Management Code.

Guy is a Senior Associate, based in the Cambridge and Mayfair offices. He is involved in the commercial management of property on behalf of a number of clients, including some of the Cambridge Colleges, private investors, family trusts and The Crown Estate. This role is broad ranging and includes advising on matters such as rent and service charge collection and administration, providing recommendations on lettings, sub-lettings, lease surrenders, disposals, acquisitions, as well as coordinating other parties such as surveyors, planners and refurbishment specialists. Outside work, Guy’s interests are renovating old properties, together with national hunt horseracing, as an amateur jockey. Guy is also a member of the RICS Commercial Market Professional Group Board.
