Permission For Demolition of Existing Buildings

Carter Jonas' Planning team in Oxford successfully obtained planning permission for the demolition and replacement of two dilapidated cottages on the edge of the village of Thorpe Waterville in Northamptonshire.
Planning permission was granted on appeal (written representations), following extensive pre-application discussions, withdrawal of the first application and refusal of a second application by East Northamptonshire Council. Permission was refused on the grounds that the development: would detract from the open and rural character and form of the site; would result in an encroachment into open countryside; and would result in the loss of buildings of local architectural and historic merit.
The inspector considered that none of the reasons for refusal were justified in planning policy terms and was highly complimentary about the design, by a local architect.
