Gaynes Park Estate in Epping is a clear illustration of how redundant buildings can be brought back to useful life.

Both its sawmill and barn had not been used for more than 50 years and it also had an unused Victorian glasshouse and walled garden. Although these are listed and therefore would not qualify under permitted development rights, the thinking behind what evolved will equally suit unlisted buildings in the right setting.

The buildings now form a wedding venue with high class accommodation centred round the old walled garden on the 1,000 acre estate. It was named the best venue in the 2012 Wedding Industry awards and has made it onto the regional shortlist yet again.

From redundant buildings a short time ago, it now hosts 150 to 200 weddings, civil ceremonies, and civil partnerships a year. Although it’s in rural Essex, Gaynes Park is blessed with being just 10 minutes from the M25 and has excellent rail links -
