Crossrail 2 - Compulsory Purchase & Compensation

Transport for London (TFL) recently released their proposed route for Crossrail 2, a new £30 billion above and underground rail link between Surrey and Hertforshire. The latest version of the route shows where surface property interests will be required for work sites, ventilation shafts and stations. If your property is in one of those areas, you are liable to be affected by compulsory purchase and will qualify for compensation as a claimant if Crossrail 2 goes ahead.

These surface interests are in the safeguarded area, a legal planning designation. This is significant as it means owner occupiers (including some commercial tenants) with property in the safeguarded area may qualify NOW to serve a Blight Notice for Crossrail 2, effectively bringing the compulsory purchase process and compensation forward on the claimant’s terms and timings. This is an invaluable mechanism if you are considering relocating your business or home in advance of anticipated compulsory purchase.

Carter Jonas’ infrastructures team can act to protect claimant’s interests and to negotiate compulsory purchase compensation claims, ensuring those affected north of Wimbledon and south of Tottenham get best value through the compulsory purchase process. The team has invaluable experience after dealing with the first Crossrail for both claimants and acquiring authority. Our team has also acted on major claims for TFL promoted Transport and Work Act Orders for the Northern Line Extension and Bank Station Capacity Upgrade.

TFL is expected to start their application for powers in 2017 but we recommend claimants get organised and start preparing for the impact on their businesses, or consider a blight notice as soon as possible. For an initial obligation and cost free meeting please get in contact.
