Carter Jonas were appointed alongside our planning colleagues to advise on a 500+ unit residential development located on a 5-acre industrial site, which sits alongside the new Crossrail Station at Hayes and Harlington.
Our instruction started with an initial feasibility study to establish the principle of viability of the scheme design, developed by Farrell’s Architects. We then led an intensive value engineering exercise with a multi-disciplinary team to improve scheme viability and attractiveness to developers/investors.
One such exercise was to investigate the adjoining Network Rail ownership, which included circa 120 car parking spaces, to provide a comprehensive development of the two sites together. We led negotiations with the adjoining land owner and subsequently agreed commercial heads of terms.
We are retained throughout the design process to provide development consultancy to ensure that the proposals are positioned appropriately to drive demand. We are also managing the development appraisal to ensure the scheme maximises value with regards to scheme mix and options for disposal.
