LOCATION
Thoulstone Park is located close to the villages of Chapmanslade and Upton Scudamore and the larger towns of Frome, Westbury and Warminster. The site, created from a former golf course is accessed from the A36 with connections to Bath and Bristol to the North with Salisbury, Bournemouth and Southampton to the South.
The pavilion is set looking out onto open parkland with mature and semi-mature woodland around the sites periphery. The site is under construction to become a high quality mixed-use leisure destination with over 50 acres of newly created woodland, outdoor education options, an event marquee set within a glade, a market garden and wildflower meadows. The café/restaurant/event space is a newly constructed, single-storey, detached building with vaulted ceilings and glazed elevations to take advantage of the panoramic views of the parkland setting.
The building will have a restaurant for approximately 100 covers, depending on the layout plus ladies and gents WC facilities, a commercial kitchen, a bar servery area and external bin storage.
Thoulstone park is being developed into a holiday letting village, located just off the A36, 3 miles from Warminster, 4.5 miles from Westbury, 5 miles from Frome and 14 miles from Bath.
The development will be of a contemporary style with glazed elevations overlooking the parkland. Bi-fold doors and plenty of adjoining space will create options for alfresco dining.
It's envisaged that the site of approximately 150 acres will be used for outdoor pursuits such as cycling, walking, running and events. In addition, there are plans for an outdoor market garden. An outdoor educational group has been running from the site for many years and the site is well connected via footpaths and a bridleway.
The woodland area may be used as a wedding venue with a marquee and there's a possibility of this being linked to the café/restaurant/event space business.
TENURE & RENTAL
The Pavilion is available by way of a new lease on flexible terms to be agreed on a FRI basis.
