The site comprises of the Three Arrows Field, which lies on the western edge of Boroughbridge.
Development in this area would represent a sustainable urban extension integrated with the existing settlement, with an attractive outlook, available as a Greenfield and without flooding issues.
The site is approximately 13 acres suitable for residential development for approximately 50 dwellings Subject to Planning.
We believe a suitable access could be formed off Roecliffe Lane and indeed this is the intended access for development proposals in respect of the Boddy Timberworks site. This site now has full planning permission for 84 dwellings (reference
14/04315/FULMAJ). The access road may require upgrading to accommodate the increased number of dwellings.
Historic England have accepted the principle of development however have indicated a preference to limit development to be in line with Valuation Lane to the south of the Boddys Timber site. The southern side of the site will therefore require a
sensitive approach and leave an appropriate buffer with the Three Arrows situated in the field to the south.
