The site is located just to the south of the village, backing onto open countryside.

Landbeach is a popular village 5 km to the north of Cambridge, just off the A10, affording excellent access to Cambridge and the wider region.

Planning permission was granted in 2015 by South Cambridgeshire District Council,
Ref: S/1984/15/FUL. The planning permission retained the existing access to the rear field and created two building plots. A copy of the Decision Notice and block plan are included in the drop box that has been set up for this property.

The principle of residential development has clearly been established, however, our clients consider the configuration set out in the illustrative sketch provides a better overall development for the site. A copy of the illustrative sketch plan is included in the drop box.

The land is being offered on a 'subject to planning' basis which will enable the purchaser(s) to apply for their own design.


The access road will be retained by the current owners to ensure they maintain access to their adjoining land.

TPA have prepared a provisional design showing the position and size of the access road. A copy of the plan is included within the drop box.

The specification for the roadway including the visibility splays required at the front of each plot will be agreed between the current owners and purchaser and it will be the purchaser's responsibility to construct the roadway.


The plots are being offered for sale freehold with appropriate rights of way and services for the access road.
