The site secured an outline planning approval following a planning appeal dated 14 March 2018. The allotment land to be gifted back to the land owner once the development is complete.

Linton is a popular village located on the A1307 some 11 miles to the south of Cambridge and circa. 9 miles to the west of Haverhill.
Linton has an excellent range of amenities including, village college, junior school, infant school, Cooperative shop, and numerous local stores, GP’s surgery, dentist and a number of public houses and restaurants.
Planning permission was granted at appeal on 14 March 2018. Planning application S/2553/16/OL and appeal reference APP/W0530/W/17/3174153.
The original planning application sought up to 50 dwellings and not less than 0.5 hectares of allotments. At the commencement of the planning inquiry, the full description was amended to ‘outline planning application with all matters reserved for up to 42 dwellings and not less than
0.4 hectares of allotments, with associated open space and sustainable drainage’.
Copies of the planning appeal decision and appropriate planning and technical documents are included within the microsite.
The site extends to circa. 2.5 hectares (6.18 acres) and is currently farmed.
The land required for the provision of allotments will be retained by the owners.
At the completion of the development the land will be returned to the owners with a full and uninterrupted access to an adopted highway and with the right to connect to all available mains services. For the avoidance of doubt, the owners do not expect the purchasers to oversize the services.
The allotment land will not be included in considering appropriate levels of public open space etc.
ACCESS TO ADJOINING LAND
The purchasers will be responsible to provide adequate land to facilitate a single access point for the land edged blue between points A-B for indication purposes shown on the location plan. The access to provide free and uninterrupted
access, suitable to serve a residential development including appropriate rights for service connections. For the avoidance of doubt, the purchasers will not be expected to oversize the services.
The agents have been advised that the owners of the blue land are interested in pursuing the possibility of securing planning and selling their site.
The site is being offered for sale freehold with vacant possession. There is currently a farm lease in place, and agreements have been made for this to terminate on before the end of September 2018.
The allotments will ultimately be retained by the owners.
If the number of plots are increased above 42 units the purchasers will pay an additional land value based on the blended rate per plot for the open market and affordable plots.
