Barns For Conversion At Lower Farm, Lottisham BA6
Freehold | 0.5 acres (0.202 hectares)
A well situated development site with consent for three dwellings.
The property is located in the village of Lottisham with easy access to Castle Cary, Wells, Glastonbury, Street and Shepton Mallet. The property benefits from excellent road connections with good access to the A37, and the A303 located about five miles to the South. The intercity train line to London Paddington is accessed at Castle Cary station some five miles to the south. Excellent schools lie within the locality including Millfield at Street, Hazelgrove at Sparkford, Sherborne, and Perrott Hill at Crewkerne. In addition, the neighbouring village of Baltonsborough offers a good primary school.
The site comprises part of the farmstead at Lower Farm and totals about half an acre, where permission has been granted for the conversion of the former cowstalls to provide a detached four bedroom dwelling together with the conversion of the Dutch barn and part of the lean-to off to two semi-detached three bedroom dwellings. As part of the proposed development, the covered yard to the north of the site is to be removed, together with further associated landscaping requirements. The site is bounded by farmland to the north, east and west,
with Lower Farm to the south. Over the years, the traditional barns at Lower Farm have been converted to provide residential and holiday letting accommodation. The remainder of the farm buildings are to be removed as part of the proposed development, which will result in a small number of residential properties surrounded by the open countryside.
TOWN AND COUNTRY PLANNING
Mendip District Council granted conditional planning consent for the development on 9th June 2017 under application reference 2017/0708/FUL.
The site will be accessed by means of a right of way from the road, over the farm drive to the south, with a new access drive to be constructed to the north of this by the successful purchaser.
Mains water and electricity are available in the vicinity of the site. The vendor will grant the purchaser the necessary easements in respect of these connections. A new private drainage system will need to be installed by the purchaser. Potential purchasers should make their own enquiries to the relevant authorities in order to establish the availability and capacity of services to the barn.
HEALTH AND SAFETY
The site comprises a working farmyard at present. Potential purchasers are therefore required to book a viewing as set out below, and to take particular care when inspecting the property, bearing in mind especially the risk of sudden movements from livestock and machinery which may be present at the time of inspection. Potential purchasers are requested to wear supportive footwear for viewings, and are advised to be conscious of potentially uneven and slippery ground surfaces.
