A PRIME RESIDENTIAL DEVELOPMENT OPPORTUNTIY IN THE POPULAR MARKET TOWN OF FARINGDON WITH PLANNING PERMISSION FOR UP TO 25 NEW RESIDENTIAL DWELLINGS
The Property lies on the southern edge of Faringdon off Fernham Road. Faringdon, a popular market town situated in Oxfordshire, lies south east of Oxford (19 miles) and north east of Swindon (12 miles).
The Property benefits from strong transport links to the A420 into Oxford, Swindon and the national motorway network beyond. There are a number of bus stops located along Coxwell Road providing regular bus services into Oxford and Swindon.
The Property sits within walking distance of Faringdon town centre. Amenities including Tesco Metro, Waitrose and Aldi are all situated within a 20 a minute walk of the property. Faringdon Leisure Centre and Faringdon Community College are both situated within a 5 minute walk of the property. Further amenities include White Horse Medical Practice, which is also located within the town.
The Property extends to approximately 2.32 acres (0.94 hectares). The greenfield site is currently in use as amenity/paddock land associated with Fernham House.
The northern boundary abuts existing residential development, whilst the western boundary sits adjacent to land with planning permission for 200 dwellings (Application Reference: P13/V0139/O). Bovis Homes and Crest Nicholson are developing the site.
The southern boundary abuts greenfield agricultural land and the eastern boundary is bound by Fernham Road.
The Vale of White Horse District Council granted outline planning permission with all matters reserved except for access on 31st October 2017 for:
“Erection of 25 dwellings with open space and associated infrastructure”
(Application Reference: P15/V2649/O)
The planning permission contains a number of conditions and is subject to a S106 Agreement. The planning permission provides for 8 affordable homes in addition to an affordable housing financial contribution.
Reserved Matters Approval
An application for reserved matters pertaining to layout has been approved by the Vale of White Horse.
Discharge of Conditions
An application to discharge conditions 12 (Arboricultural) and 13 (Woodland Management) was approved 2nd August 2018. The application pertains to arboricultural statements and tree protection details required prior to commencement of any works.
Following the introduction of the Business and Planning Act 2020, automatic extensions of time limits apply to conditions which require the submission of a reserved matters application falling within the period 23rd March 2020- 31st December 2020. Applications for the reserved matters should now be made no later than 1st May 2021.
The Vendors have prepared a reserved matters application for submission prior to this deadline to maintain the extant outline planning permission.
The Property is affected by a restrictive covenant established by a transfer of the land in 1993, for the benefit of neighbouring properties Willow House, Ridgeway, No. 34 and No. 36 Fernham Road as well as Fernham House (the Vendor’s property). The covenant precludes development over the Property.
The Vendor is currently engaged in negotiations with all beneficiaries.
