  • The site lies within Huntingdonshire and as shown by the adopted Proposals Map for Huntingdonshire. The majority of the western boundary of the site adjoins what is classified as being an 'Established Employment Area' or land set aside for 'Employment'. Adopted Policy 'LP 18 Established Employment Areas' states that 'A proposal for business development (class 'B') will be supported on land within an Established Employment Area or on land immediately adjoining and capable of being integrated with an Established Employment Area.' Adopted Policy 'LP 19 Rural Economy' and Policy 'LP 7 Spatial Planning Areas' further support this edge of Established Employment Area location. Yaxley is a 'Key Service Centre' with Policy 'LP 8 Key Service Centres' supporting a proposal for development on land well-related to the built-up area such as the subject site. Location

The site is located to the north east of Yaxley circa 4 miles south of Peterborough and circa 3 miles east of Junction 16 of the A1(M). Yaxley benefits from a number of local amenities.

The site is strategically located. It is adjacent to the expanding Eagle Business Park with Phase 1 of the park equating to circa 241,995 sq. ft. (22,482 sq. m.) of space. Phase 2 received consent for up to 290,600 sq. ft. (27,000 sq. m.) of B1 (Business) and B2 (General Industrial) use and B8 (Small Scale Storage and Distribution) space in October 2017. A number of units have subsequently been built and sold on Phase 2 with additional plot sales occurring either side of the central service road. Demand for these units and plots remains strong.

The Amazon, Debenhams and Ikea distribution centres are circa 3 miles to the north of the site (just off Fletton Parkway) with Dart Products Europe also within this cluster. Gateway Peterborough is situated just off J17 of the A1(M) circa 5.5 miles from the site with occupiers including DPD UK, ELeather, Smart Garden Products and Lidl's regional distribution centre. This development is now almost fully built out.
