The development site at New Cross Fruit Farm is situated in the rural hamlet of New Cross between the villages of West Lambrook and East Lambrook. The village of South Petherton is about 2½ miles to the south and Martock is about 3½ miles to the east, both with easy access from the A303. The site itself forms the northern side of the farmstead at New Cross Fruit Farm and therefore adjoins open farmland with surrounding far reaching views.
New Cross Fruit Farm was originally part of the Portman Estate and much of the building of the farm took place in the early part of the 19th century. This included the construction of a courtyard to the north of the farmhouse, the
northern side of which was flanked by a prominent warehouse building. In 1854 this building was consumed by fire but was subsequently restored. In 1917 the Hebditch family took over the tenancy of New Cross Fruit Farm and the warehouse building was still in use during the 1960’s for threshing corn. However, in 1968 the building was so damaged by a fire that the remains had to be demolished. The site was then used for the construction of the modern agricultural buildings which exist on the site today.
Set within a very spacious site totalling about 1.25 acres, the development comprises the erection of a new two storey building in a similar style to the historic warehouse building, utilising natural stone with timber framed openings, and therefore allows the historic courtyard to be restored. This new building will provide three no. three bedroom dwellings. In addition, the development allows for the erection of a single storey building to the north eastern side of the site in a more contemporary style which will provide two no. three bedroom dwellings. Planning permission was granted on 14 December 2018 under application reference 18/02485/FUL for the demolition of the existing buildings and the erection of five dwellings together with car ports as shown on the plans below.
The site has the benefit of its own established access from the highway to the east.
Mains water and electricity are available in the vicinity of the site. A new private drainage system will need to be installed by the purchaser within six months of completion of the sale. The vendor will grant the purchaser the necessary easements in respect of these connections.
The site will be sold subject to an uplift clause. Should permission be granted for additional dwellings, the development of additional residential floor space, or for the erection of commercial buildings, then the vendor or their successors in title shall be entitled to 35% of the uplift in value as a result of the permission being granted, for a period of 5 years from completion of the sale, this reducing to 25% of the uplift in value for a period of 20 years from completion of the sale.

At the Hayes End Roundabout on the A303, take the exit signed to South Petherton. Head straight on at the first mini roundabout and pass the school on the left. At the next mini roundabout continue straight on towards East Lambrook. At the end of the road, turn right signed to East Lambrook and West Lambrook. Shortly after leaving South Petherton, turn left at the fork in the road signed to East Lambrook. Continue through the village of East Lambrook and then turn left at the end of the road towards West Lambrook. At the end of the road turn right onto New Cross Hill.
