THE SITE
The site extends in total to approximately 5 acres
(2 hectares) subject to survey and is positioned toward the western end of the village. There is an existing access onto Eastergate Lane. The site slopes slightly uphill from south to north and a small section of the site in the southwest is liable to occasional flooding. There are a number of mature trees surrounding the site, to act as a visible screen, but are unlikely to affect development potential.

LOCATION
Walberton is a popular village, with a wide range of facilities including Walberton & Binsted CofE primary school, a village hall, post office, dentist, hairdresser, garage, estate agent and art gallery. Walberton is situated close to the A27. The closest large settlement is Arundel, a substantial market town overlooked by an impressive castle, lying some 5 kilometres to the east of Walberton.

PLANNING
The site falls within the jurisdiction of Arun District Council and is located just outside the built-up area of the village and the south-eastern corner of the site adjoins the Conservation Area.

Arun District Council does not have a defendable five- year land supply and, therefore, the presumption against developing outside the built-up area can legitimately
be challenged.
The main policies that will affect the potential development are affordable housing, where the local authority seeks 30% of all dwelling sites above 0.8 hectares or 25 dwellings.
