LOCATION

Warboys is a large village situated 7 miles north of St Ives and 7 miles north east of Huntingdon, with a population of approximately 4,000 in the 2011 census.

Warboys is well serviced and benefits from a range of amenities including a primary school, local supermarket, two public houses, a library, several churches and a number of independent stores.

The A141 lies to the south, which connects Wisbech to Huntingdon and in turn the A14, A1(M) and wider road networks. The closest rail stations are situated in Huntingdon and Peterborough, both with frequent local and national services.

The site benefits from Outline Planning Permission granted by Huntingdonshire District Council on 14 May 2021 under ref:20/00671/OUT for “The construction of up to 8 dwellings with all matters other than access reserved for future consideration.”

Within the application, there is an illustrative masterplan which includes an accommodation schedule for the open market dwellings. There is no affordable housing requirement for the site.

From supplied documents, we understand that a Unilateral Undertaking has been entered into for the sole purpose of securing a payment of £1,200 for the provision of wheeled bins. Huntingdon District Council are a CIL charging authority and therefore the scheme will be liable for a capital payment.
