A mix of lots that include development opportunities and 500 yards of river fishing from a Berkshire water meadow will appeal to a wide variety of bidders at the next Carter Jonas auction in Oxford.

The first three lots in the sale, available together or individually, comprise 27 acres of water meadow at Tyle Mill, Sulhamstead, between Newbury and Reading.

The first two lots are 3.3 (guide £30,000 to 35,000) and 2.7 acres £25,000 to £30,000) which have gated road access onto a quiet road leading to Sulhamstead village.

The lion’s share of the meadow is 21 acres (£145,000 to £155,000) with almost 500 yards of frontage to the River Kennet complete with single bank fishing rights and there will also be access to the lane.

Property buyers looking to build a substantial residence in the Northamptonshire countryside are being invited to bid for Patch Lodge at Great Addington, near Kettering (£700,000 to £750,000). The existing lodge, in 4.177 acres, has been upgraded to allow occupation during the redevelopment into a nine bedroom family home with leisure complex.

The many pasture enthusiasts attending auctions may be tempted by 3.71 acres on Woodstock Road, Yarnton, Oxford (£30,000 to £40,000), which has vehicle access and a wood framed metal clad building.

A building plot at the rear of 10, Church Walk, Harrold, Bedford, (£155,000 to £165,000), has planning permission already granted for a one and a half storey dwelling that will enjoy views over paddock and meadow land plus the River Ouse.

A parcel of amenity pasture amounting to about 8.25 acres with road
access and water, in a rural and accessible location at Potters Heron, Ampfield, near Romsey in Hampshire, is being offered in two lots of 4.79 acres (£60,000 to £80,000) and 3.48 acres (£40,000 to £50,000).

Land forming a 0.69 acre plot behind Coombes Close at Shipton-under-Wychwood in Oxfordshire (£30,000 to £40,000) forms the ninth lot in the sale while three plots at Aylesbury will conclude the sale.

The first two of these, at Upton Road, Dinton, are a 1.87 acre paddock (£80,000 to £100,000) with road frontage and a 0.20 acre spinney with frontage to Biggs Lane (£20,000 to £25,000).

The final lot will be 0.89 acres of paddock (£40,000 to £60,000) at High Street, Westlington.

“We have drawn together an interesting mix of lots for the sale, to be held on Tuesday, 21 June, at 6.30 p.m. at The Oxford Centre on Banbury Road, Oxford,” said Carter Jonas auctions manager Arthur Chambers.

“The many enthusiasts for paddock land are well catered for but there are also some unusual possibilities that are attracting strong interest already.”
