Trysglwyn Fawr is situated in north of the Isle of Anglesey about three miles from the town of Amlwch. The market town of Llangefni is 14 miles from the farm and the coastal town of Holyhead is within 24 miles.
The A55 North Wales Expressway may be reached within 30 minutes giving access to the North Wales coast with links to the national motorway network. A direct train link from Bangor to London Euston takes approximately 3.5 hours.
The towns of Llangefni and Holyhead provide a wide range of local services and amenities including primary and secondary schools and leisure facilities.

FARMYARD AND BUILDINGS
Trysglwyn Fawr farmyard is comprised of a steel portal frame agricultural building, a range of traditional farm buildings and a hard packed farmyard providing ample room for access, fodder storage and parking.

The farmland extends in total to approximately 271 acres and lies within three separate ring fenced blocks.
The farmland is in excellent heart and is comprised predominantly of improved grassland which is used for livestock grazing and silage production. The land is approximately 50 metres above sea level and is level or gently sloping. The farmland is easily accessible by means of well established hard tracks or directly from the public highway.

METHOD OF SALE
The property is offered for sale by private treaty as a whole or in 4 lots.
TENURE & POSSESSION
The freehold of the property is offered for sale with vacant possession on completion of the sale.
The freehold of the 14 wind turbines and sub-station are excluded from the sale highlighted hatched black on the sale plan. Trysglwyn Fawr is sold subject to the rights granted within a lease in favour of Beaufort Wind Limited expiring on 1st June 2021 with Beaufort Wind Limited having an option to extend the lease term to 1st June 2028.
The Vendor will reserve a right of access for all purposes to the retained land to undertake maintenance and repairs to the current cabling and service media infrastructure. In addition the Vendor reserves the right to the over sail of wind turbine blades in addition to the right to install, lay, connect to and use new cabling and service media for all purposes including a communications mast, in connection to those retained turbine plots should a replacement scheme be developed.
The Vendor is willing to grant a grazing licence to the Purchaser to graze the 14 retained wind turbine plots if desired. In addition, when wind generation ceases on the retained land and the turbines are dismantled then the Vendor agrees to offer first refusal to the Purchaser to purchase the 14 plots and the site of the sub-station at market value .
BASIC PAYMENT SCHEME
The holding is registered by Rural Payment Wales. No Basic Payment Scheme Entitlements are included with the sale however may be available to purchase by separate negotiation with a third party who previously occupied the land. The 2020 Basic Payment Scheme claim has been made. More detailed information is available from the selling agents however it is advised that all purchasers should take independent advice on the ability to claim under the Basic Payment Scheme.
Trysglwyn Fawr is sold subject to an overage condition reserving 20% of any increase in value should the property gain planning permission for wind energy development for 30 years after the sale. For the avoidance of doubt, the overage condition relates to the entirety of the holding being sold and is not related to the 14 wind turbine plots and sub-station being retained by the Vendor.
