PROPERTY
FARMHOUSE
Llystyn Gwyn farmhouse provides a fine example of a traditional Welsh farmhouse which has been sympathetically modernised to provide a family home that combines traditional features with contemporary design.

The ground floor provides a good size kitchen that has been recently renovated, and utility room with downstairs toilet. A comfortable living room with wood burner and a separate lounge with an open fireplace finishes off the ground floor. The first floor extends to a family bathroom and four good size bedrooms.

Externally the farmhouse has a pleasant front garden from which there are views of the surrounding countryside and Yr Eifl mountain range.

A fine feature of the property is a stone located in the garden which dates from the 6th Century and links to Pen Llys Tyn, a Roman fort located to the north of Bryncir. The stone has Latin and Ogham inscriptions with the Latin noting the stone as a headstone of a Roman soldier.

BUILDINGS
The holding benefits from two traditional stone buildings under slate roof along with a general-purpose barn approached from a large accessible farmyard which has been recently upgraded by the vendor.

The traditional stone buildings offer an attractive opportunity to develop the buildings for alternative uses, subject to securing the requisite planning consents.

The yard and surrounding land offer scope to erect further modern agricultural buildings to support a livestock enterprise.

LAND
The farmland extends in total to approximately 98.21 acres (39.74) and is predominantly down to permanent pasture with some area of rush in parts. The land is level or gently sloping and well suited for cattle and sheep grazing.

The land is generally in good heart and, with some cultivation, the land could be improved to productive pasture suitable for grazing and cropping.

The land is stockproof with a mixture of agricultural fencing and stone clawdds. The land is easily accessible by way of an internal track passing through farmyard suitable for vehicles.

The holding benefits from both a mains and natural water supply.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
