The farmhouse comprises a part-built dwelling of block and tile construction. Planning was passed under reference WD/1994/1767/FE for a farmhouse subject to an agricultural occupancy condition albeit the dwelling has never been finished nor occupied. The plans from the 1996 permission show a layout comprising to the ground floor a dining room, kitchen, sitting room and utility room. To the first floor are expected to be two bedrooms and a bathroom. The dwelling is estimated to have a gross internal area of approximately 1,800 sq ft.

Access to the dwelling is from the farmyard to the rear although this is extremely overgrown and has not been used for over a decade. In need of clearance and landscaping the property faces onto adjacent land with far reaching views.

Farmyard and Buildings

Sited adjacent to the farmhouse the farmyard has a
generally stoned surface with concrete in part. Facing onto the farmland it comprises a 4-bay concrete frame barn extending to about 2,000 sq.ft with block built walls, corrugated asbestos roof sheets, corrugated asbestos cladding and concrete floor. There is an attached 4-bay timber lean-to with a corrugated iron roof and part block walls of about 550 sq.ft . Adjacent to this is a 4-bay steel frame barn extending to in excess of 1,800 sq.ft with steel profile cladding, corrugated fibre cement roof and stone and earth floor.

The farmland comprises around 75.92 acres (30.83 ha) of agricultural land with about 64.98 acres (26.30 ha) of the land in arable production. A further 10.94 acres (4.43 ha) is a section of banked permanent pasture lending down to the River Cuckmere. The remaining land comprises drainage
ditches, the house and buildings. The land is classified by the Agricultural Land Classification
as Grade 3 and is further characterised as being slowly permeable clayey soils and some slowly permeable calcareous clayey soils.

A Pill Box is located on the lands northerly boundary.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.
To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.
Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.

We want to make the offer process as simple as possible and by registering with an account with Carter Jonas today, you can make offers on any of our properties online and at your convenience. Just register with us online and click the 'make an offer' button on any of our properties.
