To the west of the farm, lot 2 is a separate parcel of land adjacent to and with access from Downend Road and Burnt House Lane. Extending to about 65 acres (26 ha) the land is a mix of cover, grass and cereal crops.

Classified as being a mix of Grade II and III on the Agricultural Land Classification maps the central part of the farm is further characterised as being mainly freely draining slightly acid loamy soils. These loamy soil types are generally suitable for a range of spring and autumn sown crops. To the north on Arreton Down the soils are lime rich over chalk or limestone whilst the soils to the south alongside the River Yar is generally loamier and clayey floodplain soil suited mainly to grassland.


4 and 5 Heasley cottages are a pair of 3 bedroom dwellings located to the south of the farm with access from Shepherds Lane vis Heasley Lane. Each set in about 0.25 acre both are let and provide an excellent investment opportunity, accommodation for farmworkers or scope for conversion to a single dwelling.


Extending to just over 5 acres the yard area comprises excellent hard aprons for storage, material handling, access and parking together with a steel portal framed building. Providing agricultural storage and potential for alternative uses the building is about 4,800 sq.ft in all with box profile roof and cladding, roller shutter and pedestrian door and concrete floor.
