Lot 1 – Land, Buildings and Yard area extending to 87.81 acres (35.54ha)

There is a reasonable size yard area with two modest size livestock buildings and a slurry pit.
The Land is currently all laid pasture. Some of the land is level and capable of growing arable crops, whilst there is some permanent pasture which is steeper sloping. The Land is classified as Grade 3 and 4 on the Agricultural Land Classification Map with freely draining slightly acid loamy soils.

Lot 2 – Land extending to 53.95 acres (21.94 acres)
The Land is currently all laid pasture and level to gently sloping. Some of the land is capable of growing arable crops, whilst there is some permanent pasture. The Land is classified as Grade 3 on the Agricultural Land Classification Map with freely draining slightly acid loamy soils. All of the land can be accessed from the unnamed council road.

Improving the Holding
The Landlord would like any prospective tenant to invest into the holding in Years 1 and 2 by improving gateways, fencing and undertaking weed control and would consider a reduced rent to reflect this in Years 1 and 2.

Countryside Stewardship Agreement
Lot 1 – Fields NG6996 and NG7486 are subject to a Mid Tier Stewardship Agreement, which will be transferable to the incoming tenant upon commencement.
Lot 2 - Fields NG0963, NG2163, NG3270, NG3652, NG4375, NG4566 and NG4855 are subject to a Mid Tier Stewardship Agreement, which will be transferable to the incoming tenant upon commencement.

Entitlements

Repairs, Maintenance and Insurance

Preparation of the Tenancy Agreement
