A gorgeous 17th Century house in a beautiful village. This delightful three bedroom home in the sought after village of North Stoke has a substantial, stunning garden and flexible accommodation. (Approx. 1,402 sq ft to include outbuildings)

DESCRIPTION
Manor House Farm Cottage is a lovely village residence situated in the semi-rural village of North Stoke, just a stone’s throw from the historic city of Bath. The property has an attractive frontage with an oak frame storm porch and seating area where you can take in the views and watch the house martins fly out and return to your eaves.

The wood floored entrance hall is large and doubles as a dining space as it stretches front to back in the property. The sitting room has a similar wood laid floor and looks out to the front of the house. The focal point of the room is an attractive oak beam fireplace with a wood burning stove and slate hearth. To the rear of the property and giving access through French doors to the rear garden is the generous sized kitchen/breakfast room. The kitchen has plenty of worktop space with integrated induction hob and electric oven. There is space also for a washing machine, fridge freezer and dishwasher. This is a versatile room with a triple aspect, giving it a light, bright feel and is an extension of the garden in the summer. There is also a downstairs cloakroom WC sitting just off the entrance hall.

Upstairs are three good sized double bedrooms, the largest of which looks out onto the pretty rear garden and patio. A family bathroom sits in-between and has a bath with shower over.

The gardens are magnificent, and large, some 250ft in length. With a spacious sun terrace patio which sits immediately to the rear of the property. This then leads up stone paved steps to the rest of the gardens, which are beautifully planted with a mixture of flowering borders, mature trees and lawn.

There are two log cabin style outbuildings, both with power and internet wired in, that can be used either as home offices or bedrooms or as treatment rooms or workshops depending on your profession. These lend excellent useable space throughout the year and give you the flexibility of accommodation to suit your needs. There are also a shed for gardening equipment and furniture storage.

To the very end of the garden lies a newly laurel hedged bordered area that would make a perfect spot for a firepit and seating area or a spot of wild camping with the family.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
