DESCRIPTION

Situated off a quiet country lane, Green Farm is a pretty, attached period home built with stone elevations underneath a tiled roof, which has been extended over the years. The rooms are light and bright and beautifully decorated. The sitting room features exposed stonework and beams and an open fireplace with a Jetmaster fire as a focal point. The generous sized kitchen/ breakfast room features a contemporary fitted kitchen with granite work surfaces, butler sink and has a curved window seat overlooking the front courtyard. There is also access from the kitchen via patio doors to a barbeque/patio area which takes in views to the west. The study, family room and conservatory allow flexible use of the accommodation all of which flow through to the garden from the kitchen.

To the first floor is the master bedroom which enjoys a double aspect outlook, an en-suite shower room and walk in wardrobe. There is a guest bedroom with an en-suite shower room and two further double bedrooms, with a further newly fitted family bath/shower room.

The property is accessed via a shared driveway courtyard where double gates open to driveway parking for several cars and a double garage. The garage has an electric up and over door and electric points, as well as a separate
gym/office area which includes a sauna. To the front of the property is a raised paved patio area with westerly views towards the neighbouring farmland and countryside as well as side access. The south-west facing lawned rear garden has a small terrace with established flower borders,
and a raised vegetable plot as well as a wooden summer house and greenhouse. Additionally there is a side garden with a small lawn and flower beds.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
