Birkitt Hill House is situated in an elevated position down a private drive on the edge of the village of Great Offley. The drive is approached via a bridge over the A505 road, which is set down at the bottom of a deep cutting. Birkitt Hill House is an impressive and elegant unlisted period house. Its origins are Georgian, with Victorian, Edwardian and more recent additions. The property retains much of its original character with well-proportioned rooms and original period features including mantelpieces, cornices and window shutters. The main entrance has a stone portico and front door with fanlight above, opening into a large light reception hall with parquet floor. Bedrooms 3, 5, 6 and 7 are accessed from the Victorian landing which has a secondary staircase to the ground floor and recently re-fitted family bathroom which has been finished to a high standard with large bath, shower, WC and hand basin set in vanity unit with cabinet above, and heated towel rail.

There is ample parking around the house with an extra grass-blocked overflow area.

The large garage/stable building is about 1,100 square feet overall including 4 garages, a stable room with 2 boxes and a tack room, a store and loft space above.

There is also a further timber frame outbuilding, which measures 41’6 x 14’6 and houses the oil storage tanks and a large wood store and a 14’6 x 11’ summerhouse at the end, which overlooks a small secluded part of the garden.

The beautiful gardens feature an attractive brick enclosed formal walled garden with well stocked beds, lawn paths, and paved sitting areas. There is another enclosure with formal yew hedging and the main garden leads into a paddock/orchard/wild flower area at the eastern end.
