10 Bedroom | Freehold | 3 Reception Rooms | 10 Baths | Outbuildings | Secondary Accomodation | Swimming Pool

Guide price £1,650,000

Beautifully restored Grade II Listed 5 bedroom (all en-suite) former Georgian Rectory Manor House and holiday letting business 3 miles from the coast. 2 bed annexe. 3 immaculate luxury residential cottages. Indoor heated swimming pool & artists studio.

Fully booked in the summer 2019 season with a gross turnover of approximately £57,511 in its first year of trading with £44,375 from May-October from the three 5* holiday letting cottages.

The 3 cottages were booked for a total of 72 weeks in 2019.

Between November-April 2018/19 they accommodated winter lets which provided additional income of £11,300.

The annexe is let on an Assured Shorthold Tenancy (AST) basis at a rent of £900 pcm inclusive of utilities since May 2019.

The predicted turnover for the 2020 season will be in the region of £55,000 from the holiday letting business alone. They currently promote the business via their agent Sykes Cottages and do not have their own website or use TripAdvisor, Booking.com or Airbnb at this stage.

Camellia Cottage is opened up to dog friendly holidays whilst the other two cottages do not take dogs.

There is potential to provide two further holiday letting cottages on site by converting the traditional stone barn which has been partly refurbished already with a new roof and creating a wing from bedroom 5 and converting the workshop into an open plan sitting/dining room and kitchen area to make a self-contained cottage to provide additional income.

The manor house with its 5 en-suite bedrooms and smart receptions rooms would lend itself to being used as a boutique hotel aided by its location close to the picturesque coastline and beaches of West Cornwall and access to Lands End which makes this area a favourite with tourists.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
