A handsome late Georgian manor house with generous accommodation in a pretty setting with gardens and grounds extending to approximately 4.4 acres. Privately situated between Helperby and Brafferton.

Thornton Manor was built in 1805, replacing an earlier manor house which was described in 1780 as a 'very ancient structure'. The discovery of discarded oyster shells suggest it may have been a site of habitation as far back as Roman times. The new manor house incorporated a number of older features, probably brought from the ruins of its predecessor and the carved heads of corn in the hall portray its long agricultural association with the Crown Estate, who sold it in 1967. The house was further extended in 1830, creating a servants' wing which has since become a fabulous kitchen/breakfast room with Aga and a useful secondary kitchen/rear hall with secondary staircase and laundry room. Although much of the original character remains, the house has been comprehensively refurbished in the last few years creating a luxurious family home with elegant proportions ideal for living and entertaining. The
reception hall with decorative tiled floor leads to the beautifully presented reception rooms each with an attractive fireplace and window shutters. The magnificent staircase with open balustrade and fine handrail rises from the central hallway, giving access to five bedrooms; the master bedroom having a luxurious dressing room and en suite bathroom. To the second floor are
two further bedrooms, a bathroom and a useful box room.

A pillared entrance leads to a sweeping tarmac driveway passing a gravelled parking and turning area to the front of the house, continuing around to the side to a range of brick outbuildings arranged around a courtyard, including a garage, log store and garden store. Surrounding the house on three sides are delightful mature gardens creating a great deal of privacy. A variety of flower beds, mature shrubs and specimen trees, have been thoughtfully planted within extensive lawns laced with an abundance of spring bulbs, renowned for its snowdrops On the southern boundary is a further range of brick outbuildings
including a stable block (28'32"x 15'9") with two loose boxes and a separate building with tack room and further stable (20'0" x 13'6")
served by a large paddock which extends to the west amounting to approximately 1.7 acres.

Thornton Manor enjoys splendid views of the surrounding countryside and neighbouring river valley but is also conveniently situated just over
a mile from the popular villages of Helperby and Brafferton which have an excellent range of local facilities including the recently refurbished
Oak Tree Inn gastro pub. There is easy access to the A19 and A1 via the market town of Boroughbridge (4 miles) and York, Harrogate and
Leeds are all within a commutable distance. There is also a surprisingly large selection of schools in the area including Cundall Manor, Queen
Ethelburga's, Ripon Grammar, Queen Mary's, St Peter's, Bootham and Ampleforth College.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.
To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.
Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
