A delightful detached Victorian cottage with a south
west facing garden & parking adjoining beautiful parkland providing stunning views. The property was known to be the 'love nest' of Lady Butler and RAB Butler during their courting days.

Lady Butler's Cottage is a delightful unlisted Victorian cottage with a sunny garden adjoining beautiful parkland providing a glorious outlook. The bright interior has high ceilings and a free flowing layour including an open plan conservatory/kitchen/family room with a large pantry off. The sitting room and dining rooms are open plan and both have fireplaces including a woodburner in the sitting room. The central hallway has a lovely original quarry tiled floor with stairs leading to the light landing giving access to the 2 double bedrooms with period fireplaces, a single bedroom and family bathroom. The views to the front are a special feature overlooking parkland. Planning permission (11/01133/FUL) was granted in October 2011 for the erection of a two storey rear extension that would extend over and to the side of the existing boiler/utility room. This would enlarge the kitchen, provide a boot room and cloakroom/wc, enlarge the family bathroom and convert the bedroom space to 3 comfortable double bedrooms. Whilst permission has now lapsed this is likely to have set a precedent should an incoming purchaser wish to extend (stp).

Lady Butler’s Cottage originally formed part of the neighbouring Spencer Estate and is believed to date back to 1875. Lady Butler (nee Molly Montgomerie) was married to Augustine Courtauld, a yachtsman and explorer, who owned the Estate. Following a long illness he died in 1959. RAB Butler, who was the Chancellor under Winston Churchill, was a close family friend whose wife (Augustine’s cousin) died in 1954. Molly fell in love with the grief stricken RAB and they used 1 Spencer Cottages as their love nest hence it became known as Lady Butler’s Cottage. They went onto marry. Lady Butler died in 2009 at the age of 101.

The principal garden lies to the front of the house and is south facing with a wonderful outlook. It is mainly laid to lawn with shrub and flower beds and trees including an apple tree. There is a parking area infront of the single garage. A sun terrace adjoins the conservatory and to the rear is a small enclosed garden adjacent to the utility outhouse with a magnificent neighbouring Wellingtonia tree providing a stunning feature.

Tilbury Juxta Clare is a small hamlet nestled between Great Yeldham and Clare, both of which offer everyday amenities. Clare is a popular medieval town with a variety of shops, pubs, butchers, café and doctors' surgery. Train services are available from Braintree, Witham or Audley End. Cambridge is about 25 miles west and Stansted Airport is about 21 miles.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
