Listed grade ll, the original part of the property is believed to date from C17 and was extended in early C19. It is of timber frame construction with a thatched main roof and sits in the centre of its gardens.

The property has been restored to a high standard and retains much of its original character with large inglenook fireplaces, exposed timbers and paver brick floors. Much has been done to bring the property to 21st century standards including almost full secondary double-glazing complementing the oil fired central heating system. There are four bath/shower rooms and a modern well-appointed kitchen. Most recent works include restoration and decoration of the windows and maintenance of the thatch.

The accommodation:
A solid timber door opens into the large reception hall with stairs off and cupboard below, open fireplace with log burner incorporated, exposed timbers and paver brick floor with under floor heating. Open studwork divides this area from the drawing room, which is an impressive room with a large inglenook fireplace and raised hearth. Paver brick floor with underfloor heating, and exposed timbers. From this room is a rear lobby with door to the outside and coat hanging area. This gives access to the shower/cloakroom, which has a fully tiled shower cubicle, close coupled W.C., pedestal hand basin, storage shelves and ceramic tiled floor.

Beyond the drawing room is the sitting room, which has another large inglenook with raised hearth and old bread oven, a door to the garden and stairs to bedroom 2.

The dining room has a sealed former fireplace, aspect to the front and bi-fold doors opening into the conservatory. This room has under-floor heating and French window to the garden.

The kitchen breakfast room has a range of hand painted wall and base units with work surfaces above. Space and plumbing for a washing machine and space for range cooker with hood above. Recess for fridge freezer, ceramic tiled floor.

On the first floor, bedroom 2 is approached from the sitting room. This is a semi-vaulted room with exposed timbers and built in cupboard. The en suite bathroom has exposed brick chimney breast, panel enclosed bath with hand shower, pedestal hand basin and close coupled W.C..

The gallery landing is approached from the reception hall with exposed timbers and stripped timber floor. Built-in cupboard.

Bedroom 1 is a bright room with views over woodland to the front, built in wardrobe and exposed timbers. The en suite shower room has a fully tiled corner shower cubicle, close coupled W.C and vanity unit with hand basin incorporated with tiled splashback.

Bedroom 3 has built in cupboards, access to the loft and door to en suite bathroom shared with bedroom 4. This has a stripped timber floor, panel enclosed bath with shower above, W.C. and wash hand basin. Bedroom 4 has an aspect to the front.

The next steps...

Before making an offer on a property you will want to consider your financial situation, your income and outgoings.

Will you finance the purchase of your next property from the sale of an existing property which can put you in a chain, arrange a mortgage through your bank or buy the property outright.

To help you finance your next property purchase, we have a long established relationship with an independent mortgage broker who can discuss your situation with you.

Remember that having a 'mortgage decision in principle' can make you a more attractive buyer when you make an offer on a property. Contact our mortgage advisers for free, no obligation and impartial advice.

Some advantages of a broker are:

  • They do all the legwork for you, working on your behalf with the lender
  • They compare wholesale mortgage rates from a large number of banks and lenders all at once
  • Wholesale interest rates can be lower than retail (bank branch) interest rates
  • You get more loan options because they work with numerous banks and lenders
  • Brokers can finance tricky deals because of their knowledge and various lending partners
  • Are typically easier to get in contact with, less bureaucratic.

However with your bank maybe able to:

  • Build off existing relationship (discounts if you have a checking/saving account)
  • You may already know the banker who will handle your mortgage
  • Perhaps more trustworthy, more accountable than a smaller shop
  • Lower interest rates in some cases
  • Ability to add mortgage to existing banking profile and make automatic payments from linked account.

When it comes to making an offer on a property a bit of negotiation is to be expected, however don't offer so little that you end up in a lengthy negotiation process, as you might lose the property altogether if someone else makes a higher bid.

If other offers have been made on a property we aren't legally able to tell you what they are, but we may indicate if they were close to the asking price.
