Lot 1: Thoulstone Farmhouse
Thoulstone Farmhouse comprises a grade II listed residence constructed of brick elevations with stone dressings over three storeys with sash windows under a hipped tiled roof. The farmhouse is now in need of restoration and offers accommodation, on the ground floor, of front door leading via the central entrance hall with flagstone floor to the sitting room and the drawing room. Off the hall there are also steps under the principal staircase down to the cellar (which also has access off the eastern elevation of the farmhouse). To the rear is the kitchen and dining room together with a utility/boot room, secondary staircase, WC, and back door off. On the first floor there are two double bedrooms at the front of the house. There is a further spacious double bedroom to the rear of the house, together with a family bathroom and a secondary staircase. On the second floor there are two further double bedrooms at the front of the house. The secondary staircase to the rear of the house provides access to two further double bedrooms with an inter-connecting door through to the front of the house.

Lot 4: 66.66 acres

Lot 5: 23.27 acres

Lot 6: 115.41 acres
Lot 6 comprises a parcel of arable, pasture and woodland which is currently divided between five good sized arable enclosures, two pasture enclosures, several areas of amenity pasture land, and several small woodland enclosures. The land has the benefit of direct road access from the A36 via an established access track down to the land.
Tenure and Possession
The property is offered freehold. The farm buildings and land are currently subject to a Farm Business Tenancy until 30 September 2019. However, it may be possible for this to be terminated sooner. The farmhouse is available with vacant possession upon completion. All sporting rights are owned with the freehold.
Basic Payment Scheme

Health and Safety
Potential purchasers are requested to take particular care when inspecting the property. Potential purchasers should bear in mind the risks associated with sudden movements from livestock and machinery which may be present in and around the farm buildings and on the land at the time of inspection. Rights of Way
There is a right of way over the track numbered 4141 on the eastern side of Lot 6 is favour of the woodland to the south. There are public footpaths crossing Lot 2 and Lot 6.
The hatched area of Lot 4 will be sold subject to an uplift clause. Should permission be granted for residential or non-agricultural commercial development on the land for the period 25 years after completion, then the vendors and their successors in title shall be entitled to 25% of the uplift in value as a result of the planning permission being granted.
