PROPERTY

LOCATION
The land is located about one mile to the south of North Petherton with easy access via the A38.


METHOD OF SALE
The property is offered for sale by private treaty as a whole or in up to three separate lots. The guide prices for the separate lots are:
Lot 1: £250,000.
Lot 2: £120,000.
The guide price for Lots 1 and 2 together is therefore £370,000.
Lot 3: £40,000.


TENURE & POSSESSION
The freehold of the property is offered for sale. There is a Farm Business Tenancy on Lot 1 for this farming season. Notice to quit has been served to bring the agreement to an end at the end of September 2021.

Lot 2 is subject to a grazing licence for this season which may be terminated upon serving three months’ notice to quit on the Licensee.

BASIC PAYMENT SCHEME
No Basic Payment Scheme entitlements are included in the sale. The Purchasers will be obliged to undertake to farm the land in accordance with the requirements of the Basic Payment Scheme until the end of 2021.

Some of the land is currently serviced by the private water supply from Branchflower Farm (to the east of the A38). For the avoidance of doubt, the land will not be sold with a right to the continued use of this supply.


WAYLEAVES EASEMENTS & RIGHTS OF WAY
The septic tank for the property on the western side of Teckhill Lane is situated within Lot 1. There is also a mains water pipe running from the A38 via Lot 1 across to this property. The telephone cable for this property also crosses Lots 1 and 2.

In addition, the septic tank for the adjoining properties in the north eastern corner of Lot 1 is situated within Lot 1. For the avoidance of doubt, Lot 2 will not be sold with access via the underpass from the east of the A38.

There are public footpaths crossing Lots 1 and 2.

There are electricity poles situated within Lot 1 for which there is a wayleave agreement with Western Power Distribution.

Heading towards North Petherton on the A38, Lots 1 and 2 can be accessed directly from the A38 shortly after the left turning signed Shearston.

Lot 3 can be accessed from Teckhill Lane (a no-through road). Heading towards North Petherton on the A38, shortly after the dual-carriageway, turn left signed Shearston. Continue around the two corners on this road (passing the farm on the right hand side). Take the first turning on the right onto Teckhill Lane (a no-through road). Lot 3 will be found on the left hand side after about half a mile. Lots 1 and 2 also have access from Teckhill Lane.
