The land comprises a single enclosure of arable land extending to 107.7 acres. Designated as Grade III, the soils belong to the Hanslope series, described as a slowly permeable calcareous clay soil, being well suited to grow a range of arable crops.

The land at Armigers Farm is situated a short distance from the hamlet of Stanbrook and close to the historic market town of Thaxted, with the larger town of Great Dunmow situated about 8 miles to the south. The land has the benefit of direct road access from the B1051, which in turn provides links with the A120 and M11.

The property is offered for sale by private treaty as a whole as identified on the sale plan.

The property is offered freehold, subject to the provisions of an existing Farm Business Tenancy (FBT) agreement. The original fixed term of the FBT expired on 12 September 2018 and the agreement is now running from year to year. To date, notice to quit has not been served upon or received from the Tenant. The current rent amounts to about £227 per acre per annum.
