Office Market Update

Carter Jonas, acting on behalf of Munchkin, the US owned baby product developer and distributer, has agreed new leases for 8,000sq ft of office space at Central House, Harrogate and 82,000 sq ft of distribution warehouse space at Whistler Drive, Glasshoughton.

Munchkin instructed Carter Jonas to identify new premises ideally situated within the Harrogate District. Due to limited availability, it was decided that the best solution would be to split the warehouse and office search into two entities.

The office search focused on Harrogate while it was necessary to extend the warehouse search further afield to include the M62 corridor, due to lack of availability.

Whistler Drive presented the ideal opportunity as global storage box manufacturer Really Useful Products was in the process of developing their own purpose built 220,000 sq ft warehouse.

Central House comprises Grade A office accommodation in Harrogate, providing a high specification, fully air conditioned, purpose built office building with car parking and unrivalled facilities, in a business park environment. The premises have enabled Munchkin to significantly improve the quality of working environment for staff and has enabled the business to return to Harrogate, which is where the business was first based before the move to Thorpe Arch.”

It became quickly apparent that the search would need to be widened geographically to include the M62 Corridor and split into two separate entities.

“We are delighted with the high-quality warehouse that has been developed by Really Useful Products whilst Central House provides a much-improved HQ environment for the staff ensuring that the UK /EMEA operations of the business go from strength to strength.”

TIMES GRADUATE CHALLENGE  WIN A team of graduate surveyors from various Carter Jonas offices, have been named winners of The Times Graduate Challenge. As part of the Challenge, the seven-strong team was recognised for developing the most creative way of raising money - £5,680 - on behalf of the charity, Accounting for Africa.

Now in its tenth year, the Challenge is open to all businesses from across the UK and designed to equip graduates with leadership and team-building skills necessary for future success. A total of 20 teams entered the Challenge,  with participants being asked to complete a number of practical tasks, as well as having to develop a creative way to raise funds for Accounting for Africa, which supports a community-run orphan feeding scheme, helping more than 100 children in South Africa.

The Carter Jonas team devised an ambitious hitchhike to raise funds for the charity. From Carter Jonas’ most northern office in Kendal, Cumbria, the graduates made their way to Chapel Place, covering approximately 270 miles, raising money and sponsorship en-route.

To further add to the competition, the team – Sophie Crookes, Winchester; Amy Percy, Bath; Ben Gilligan, Cambridge; Oliver Newby, Boroughbridge; and Anna Thompson, Tom Vecchione and Clare Fleet, all based in Oxford – split into further groups racing each other to reach London. One determined group raced the last four miles on foot, to finish the journey with a very impressive time of just under seven hours. Another savvy group secured a free tube ride after impressing the staff of the London Underground with their efforts.

Mark Granger said: “I never fail to be amazed by the determination and commitment of our graduates. The Challenge has been a great way for our team to learn new skills to take with them into the next stage of their careers, as well as providing an opportunity to raise money for a very good cause. In winning the Challenge, our graduates have displayed qualities such as leadership, inventiveness, dedication and compassion - qualities valuable to every business, and we feel very lucky to have them in our team.”

Paget LloydPaget Lloyd has recently joined the corporate real estate and international team at Carter Jonas as a Partner. His core focus will be on lease advisory work, principally rent reviews and lease renewals, for both occupiers and investors.

With an in-depth knowledge of the industrial, office and retail sectors, Paget will cover instructions nationwide, working closely with his new team who are already focussed on delivering these services.

Paget started his surveying career in commercial auctions, followed by two years of valuation experience. For the last 15 years he has focussed on landlord and tenant work and he has a broad range of experience in dispute resolution associated with rent reviews and lease renewals, covering arbitration, PACT and court hearings. Paget has always enjoyed a diverse range of work from Bingo Halls to Bookmakers and major distribution units through to restaurants. The wide range of clients he has acted for include Tesco, Sainsbury's Supermarkets Ltd, Bupa, McDonald's Restaurants, NCP, Scottish Widows, Royal Mail Group and Axa.

CELEBRATIONS AT SURVEYORS RUGBY SEVENSCarter Jonas took part in the annual Surveyor’s Rugby Sevens event for the first time this year. The matches were held at the Richmond Athletic Association ground in south west London and feature 24 teams from across the industry. The event has become one of the major Rugby Sevens events of the calendar year and the tournament has attracted support from international players. Despite this being the first time that Carter Jonas had taken part, we reached the semi-finals. We look forward to taking part in next year’s event, we will be aiming for the finals!

CambridgeCarter Jonas Cambridge has now moved into 6,448 sq ft of space on the ground floor of new landmark building, One Station square.

Mark Granger, Chief Executive, Carter Jonas said: “With this new state of the art office space, we will ensure that we can continue to offer the best advice to our clients, from the most prime location in the city. This move will provide us with the perfect office from which to grow our business, and at the same time will strengthen our commitment to the Eastern region with its diverse occupier and business landscape.”

However, Cambridge is not the only Carter Jonas office expanding and moving premises.

Carter Jonas in Bath has also recently secured additional office space for a number of their services, with the big opening taking place at the end of June. The Architectural and Building consultancy, rural and valuation teams now reside in St James House, Lower Bristol Road. The Carter Jonas office on Wood Street is now occupied solely by our residential sales and lettings departments.

In August we will also be opening the doors to our new office space in Leeds, which marks Carter Jonas’ further expansion in the North. Due to the continued growth of our northern team, we have secured 4,500 sq ft on the first floor of Nine Bond court in the heart of Leeds.
