Our professionals have helped to secure a resolution to grant full planning consent on behalf of Raven Housing Trust for 23 new homes, all for affordable rent, at Chavecroft, Broad Walk, Epsom Downs.

The resolution came following comprehensive pre-application engagement with Reigate & Banstead Borough Council, Surrey County Council Highways and local stakeholders.

Forming part of an established housing estate, Chavecroft consists of a block of studio flats which were used in the 1960s as specialist accommodation for the over 60s and have been more recently been used as temporary housing. The building is of poor quality and is underutilised as the unit types no longer meet the housing needs of the borough.

The scheme, designed by MH Architects, will make effective use of the previously developed site and will provide modern, high quality residential accommodation making a valuable contribution towards local housing needs, in particular affordable housing needs. 

Planning permission will be granted once a Section 106 legal agreement has been completed with the Council.

The Steven Schwarzman Centre for the Humanities is a major development project that sits at the heart of the Radcliffe Observatory Quarter in Oxford.

The scheme was made possible following a £150 million landmark gift, one of the largest single donations the University of Oxford has ever received. 

Our professionals were appointed to provide planning consultancy services for what will be a new home for the University of Oxford Humanities Division.

We worked closely with a substantial multidisciplinary team to develop a proposal which brings together public exhibition space, performance venues, academic and teaching areas surrounded by a new landscape and public realm setting. Ultimately, the building will be a new destination within the city which adds to its cultural and academic history. 

Over the unprecedented times of the past year, we adopted agile strategies to ensure that consultation and engagement could continue successfully as the proposals developed. On such a large scheme, there are always numerous complex planning issues that are to be addressed. Our professionals worked closely with Oxford City Council and key stakeholders such as Design South East, Oxford Preservation Trust and local interest groups to share information, gain feedback and progress the proposals.

A planning application is scheduled to be submitted in autumn 2021.

Our professionals assisted Cambridge Investment Partnership (CIP) with their proposals for Parcel L2 in Orchard Park, Cambridge.

Working alongside award winning architects, Mole, we successfully achieved planning permission for a revised scheme on the site, which consists of 75 flats including 40% affordable rented homes, along with enhanced landscaping.
 
The improved scheme will deliver a highly sustainable residential development incorporating two apartment blocks and a row of coach houses. The project will be promoted as a car capped development with two hybrid/electric car club vehicles on site, along with increased cycle parking provision. Other sustainable credentials include air source heat pumps for every dwelling, biodiverse green roofs and electric vehicle charging points. 
 
The project team also worked with the local community to design the scheme and the adjoining public area of open space will be improved and incorporated into the proposals. The development of this site is one of the final pieces of the Orchard Park parcel and development of the site will result in an enhancement for existing residents.

The £500m Baldock North aims to deliver up to 3,300 homes along with commercial uses and associated infrastructure, including new schools and a country park. Our professionals managed the tender process.

This procedure required establishing clear objectives and requirements for the Council and running a process of engagement with developers over more than six months. Detailed heads of terms have now been agreed. The Council will receive significantly payments and share in the value created by the scheme over the next 15 years. 

Robert Smith, our head of the national strategic land, said: “The proposed partnership allows the council to generate long-term sustainable financial receipts, have an active role in design and development of the urban extension and work with a leading operator in this field.”

Nigel Hugill, chief executive of Urban&Civic, said: “An urban extension of regional significance including a new country park, wrapping around a fine historic town with strong rail connections is absolutely what Urban&Civic is set up to deliver.”

Scott Crudgington, director of resources at Hertfordshire County Council, said: “We have an ambitious sustainability agenda in Hertfordshire and, importantly for us, this isn’t just about building houses. We want to create sustainable communities with the infrastructure to support them, where people can live, work and travel in active and sustainable ways, and we’re confident that Urban&Civic is the right partner to help us do that.”
