Factory Wood is a block of mature mixed woodland which extends to approximately 3.7 acres, situated on the outskirts of the village of Llandderfel.

We understand the woodland to have been planted in the early 1970’s with a mixture of sitka spruce, pines and naturally regenerating broadleaves. As a result there is a mix of age and species present. The woodland has not been managed since planting.

Soils are freely draining acid loamy soils over rock. In addition, the ample rainfall that occurs in this location creates a tree growing site with productive potential.

The land is sloping and is steep in parts with a mixture of stone walling and stockproof fencing. Access to the woodland is via a right of way along a private access track which is shown coloured brown on the plan.

The property is to be offered for sale by informal tender. Tenders to be submitted in writing to Elis Jones at The Estate Office, Port Penrhyn, Bangor, Gwynedd LL57 4HN by 12 noon on 5th May 2022.

From the village of Llandderfel, head north along the B4402 towards Bethel for approximately ½ mile. On the right there is a private access track leading down to Ty Creek and Felin Uchaf. Follow the track passing Ty Creek on the right. Continue over the bridge and upwards right to a dilapidated field gate which leads into the woodland. From this point an access track rises and follows the western boundary of the property.
