LOCATION

The units are located on Bailey Hill Farm yard, situated off Daw Street which is a single lane road. The units are accessed via a single concrete track. The units are located 5 miles to the south of Haverhill which provides a number of services from superstores, restaurants to leisure and 23 miles south east of Cambridge. The units are located 21 miles from A11 which provides connections to the M11 and A14 and 18 miles from Stansted Airport.

DESCRIPTION

The two units are available to let individually or together.

Unit A10 is a general purpose building and comprises a concrete frame and concrete flooring with breeze block walling under a pitched asbestos sheet roof with plastic rainwater goods on the south elevation of the unit. The entrance to the unit is accessed via two sliding steel doors and measures 4.46 metres high and 4.87 metres wide. The unit measures 3.28 metres to eaves and measures 7.58 metres to the centre of the ceiling. The unit provides a large open space allowing for a variety of uses. There will be a one month period between accepting an offer and occupying the building to allow the Landlord to clear the unit.

Unit A11 is available to let immediately and is an open sided barn and comprises of a steel frame and dirt floor with breeze block walling for part and asbestos sheeting for part under a pitched asbestos sheet roof with asbestos rainwater goods. The unit is three bays along with an eaves height of 5.19 metres and 6.91 metres to the roof in the centre of the building. Depending on the future use, the landlord will put sides on the unit if required.

There is electricity to the buildings but no water. There is water on site which can be connected to the units if required. There are currently no toilets on site but these will be provided by the Landlord.
