LOCATION
The harbour town of Looe (6 miles) provides a secondary school, supermarket, dentist, shops, fish market, moorings and slipway for boating/sailing which is popular with tourists. Further amenities can be found at Liskeard (10.5 miles).

THE BUSINESS
The current owners started the business in 2018 and have designed and developed the grounds, venue and accommodation to focus on personalised, bespoke elopements and small weddings, licensed for up to 20 people. The turnover year ending April 2023 was £150,834.

The accommodation units are also used for holidays, and there is potential to add further self-catering accommodation to the site, subject to gaining the relevant consents.

The wedding business is advertised via their website plus Petite Weddings, Confetti.co.uk, Hostunusual.com, Weddingbooker.com and social media accounts with Twitter, Facebook and Instagram. The current owners choose to host approximately 40 weddings a year, and offer bespoke packages including wedding planning, catering, flowers, photography and live music. There is a second ceremony location, nestled in the property’s woodland which can be lit by candlelight for atmospheric evening ceremonies. Bespoke detached glamping unit sleeping two, designed to enjoy the night skies with a copper and zinc exterior with stained glass windows and wooden flooring. Sleeps two with an open plan sitting/dining/kitchen and bedroom area with separate shower room. Outside patio area with chimnea and hot tub overlooking the land.


THE STUDIO
‘The Studio’ is a flexible space, comprising an oak-framed building which is currently used for ceremonies and small events, featuring a handmade stained glass window from Cornwall, WC facilities and French doors leading out to a patio area with picturesque views down the valley. There is also a smaller adjoining room, currently being used as an art studio and gallery.


OUTSIDE
The property is set in 13.68 acres of pasture and woodland. A stream provides the boundary on one edge, leading to a natural confluence of streams surrounded by ferns and a bluebell wood provides a boundary on the other side.
