The site, formerly in B2/B8 use, was allocated in the Wycombe Local Plan for a mixed-use development of 14no. houses, plus offices, and with a 48% requirement for affordable housing. 

In the event, Carter Jonas acting as planning consultants on behalf client Shanley Homes, managed to secure a purely residential consent for 16n. houses in a mix of 2, 3 and 4 bed houses over the site, with both the office element and any affordable housing provision removed, following a viability analysis of the proposal for the site. Carter Jonas had steered the application through from its initial submission, appearing at both local Parish Council and district Planning Committee on behalf the client to gain the consent.
