Development of agricultural land at Hartwell, Northampton
Carter Jonas was instructed by landowners to maximise returns by obtaining planning permission for residential development and selling the land to a housing developer.
Landowners who were seeking to increase returns from their land instructed Carter Jonas to obtain planning permission for residential development on a parcel of land on the edge of the village of Hartwell, and then sell the land to a housing developer.
The local knowledge of the team at Carter Jonas was to prove invaluable. It was known that there was a shortage in the supply of housing development land within South Northamptonshire, and also that the Local Authority was planning a change in its housing land policy. The firm’s Town Planning Department therefore prepared and submitted a planning application in accordance with the emerging policy.
The landowners obtained planning permission for 36 dwellings, 40% of which were affordable housing, and Carter Jonas later sold the land via the open market to Bellway Homes. This successful project enabled the landowners to increase their farming enterprise and acreage, as well as provide capital for expansion.
