On behalf of private clients, Carter Jonas has been appointed to sell The Depository, a unique 15,537 sq ft building on York Place, London Road, Bath.

The prominent three-storey freehold property dates from the early twentieth century and benefits from large open spaces and a goods lift. Available with vacant possession, subject to planning, there is a possibility for conversion into a mixed-use scheme with scope for a substantial roof terrace.

Originally a storage facility, the recognisable building has been converted into a showroom and, over the years, has been home to several leading furniture retailers. The block includes a separate warehouse, providing an additional 4,857 sq ft of space, and a car park situated between the two buildings.

The Depository is just a few minutes’ walk from Walcot Street, Bath’s famous Artisan Quarter, and the city centre. Within its immediate vicinity is a mix of residential and retail, including smaller owner-run businesses and Morrisons supermarket. Located on the London Road, along the southern side of the A4, it is just outside of the remit of Bath’s Clean Air Zone and provides good access for commuters.

Philip Marshall
, Partner, Commercial, Carter Jonas said: “The Depository is a unique investment opportunity, rarely available in the Bath market. Having accommodated several furniture brands, it is a well-known landmark that combines an impressive façade with an airy layout and large floor plates, offering huge scope to a buyer looking to re-imagine the space as a mixed-use scheme. For a forward-thinking investor, its design, scale and location will be a huge draw, and we expect strong levels of interest.”
