There has been huge demand for land throughout Carter Jonas’s 2010 auctions and there are high hopes for all three lots on offer at The Oxford Centre, Banbury Road, on April 5, with bidding starting at 6.30 p.m.
“People have always recognised the investment worth of land, but now more than ever,” says Richard Liddiard, Newbury-based head of farm agency for Carter Jonas.
“In the last 12 months we have seen some great results for land presented at auction, thanks to highly competitive bidding. After the shake-up in the banking sector, I think buyers still like to see where their money is and what better way than being able to cast your eye over the land you have bought?”
His sentiment is echoed by auctioneer Kit Harding, who has seen large sections of rural communities attending sales in order to bid or watch the process.
“I don’t see any sign of the enthusiasm letting up just yet because pasture land can either be used by its owner for keeping livestock or let to neighbouring farmers or horse owners, who are always crying out for land close to where they live.”
The first lot on offer will be 11.03 acres at Old Boars Hill, Oxford, a single field with long road frontage (guide price £80,000 to £100,000). It slopes gently and has significant views of The Ridgeway.
Equestrians will be keen to hear of Red Gate Stables at Chieveley, which has a block of four stables and a feed store / tack room together with pasture of about six acres. The stable yard has access to a private road and there is a metered water supply as well as a generator. Guide price is £85,000 to £95,000.
Closing the sale will be attractive and sheltered permanent pasture at Headley, near Thatcham, which has a guide price of £55,000 to £65,000. It is divided into two enclosures, has a field shelter, is bounded by stream and set back from the road, with access via a gated track.
In between the pasture lots, Kit Harding will be taking bids for The Anchorage in Burford Road at Minster Lovell, a brick-built bungalow in a plot measuring 0.29 of an acre. The three bedroom property now needs modernisation throughout. Guide price is £130,000 to £160,000.
The Old Bakery at Hatford, Faringdon, is being offered as an investment with a guide price of £40,000 to £60,000. The single storey building may suit a variety of uses subject to gaining the appropriate consents.
