Independent coffee shop and bakery Mokoko has expanded its Bristol presence with a new site at Box Makers Yard, in the heart of the city’s innovative new neighbourhood, Temple Quarter.

Additionally, Sainsbury’s Supermarkets Ltd has recently opened a convenience store in the new mixed-use scheme.

Sainsbury’s has signed a 15-year lease on Unit 1, a 4,575 sq ft space occupying a prominent position on the ground floor of the scheme's Dovetail block.

Mokoko has agreed a 15-year lease on a 2,526 sq ft retail unit, beneath the development's private rented residential accommodation on the ground floor of the Rosewood block. This expansion creates Mokoko’s fifth location in the South West, and its second in Bristol, where it has established a loyal following having gained a reputation for its excellent customer service, great coffee and unique cakes.

Box Makers Yard is a mixed-use regeneration scheme forming part of a vibrant new neighbourhood within Bristol’s Enterprise Zone and just a short walk from Temple Meads train station. It is the creation of Legal & General – and one of an exciting collection of destinations across the UK built specifically for rent. On-site amenities include a residents’ gym, bike storage and parking, and numerous indoor and outdoor communal spaces. Carter Jonas’s South West commercial team is the sole lettings agent for the development’s retail space.

Tim Brooksbank, Associate Partner, Carter Jonas, said:
Box Makers Yard is an innovative development focusing on contemporary living, community and connectivity, and we are extremely pleased to have secured Mokoko and Sainsbury’s to the site. The retail space is ideally suited for this type of occupier mix, where a complementary balance of local independents and national retailers will provide for residents based at the site and in the surrounding neighbourhoods, as well as the many visitors to the area. We have seen growing interest in the remainder of units, which, thanks to the range of sizes available, should prove popular with a mixture of retail, leisure, and health and beauty occupiers.”

Jake Harris, Founder of Mokoko Coffee & Bakery, said:
Box Makers Yard aims to provide a high-quality living experience for its residents, and we quickly realised that it presented a fantastic opportunity to open a new, beautiful local cafe and bakery below the flats, for residents and the wider community to enjoy. Our new site will be a place where people can meet, have a great cup of coffee and treat, or perhaps grab a spot of lunch on the go, with sandwiches made using our own, freshly baked bread. In addition, we hope to offer the community something useful and unique, providing a variety of home-made pastries, fresh sourdough and crusty baguettes that can also be enjoyed at home – all adding to the appeal of life at Box Makers Yard."
