What landlords should know before renting out their property
To maximise appeal, your property should be presented to a high standard, both inside and out, and be in good decorative order. Most tenants favour neutral décor, quality fittings and furnishings, and practical finishes such as wooden flooring. Properties should also be well equipped with essential appliances, including a fridge freezer, washing machine, tumble dryer and a power shower, to meet tenant expectations.
There are also key legal and financial requirements to consider. A carbon monoxide alarm must be installed in any room with a solid fuel‑burning appliance and checked to ensure it is working on the day the tenancy begins. If the property is mortgaged, you’ll need written consent to sublet from your lender, so it’s best to request this as soon as you decide to rent out your property.
