Greg is a Partner in the Tenant Advisory Team and, provides office search and lease negotiation advice to office tenants in and around central London. This includes helping tenants to develop their future office requirements, providing advice on current market trends, rents and rent free periods, helping to manage the office relocation process, negotiating lease terms with landlords and overseeing the pre-contractual due diligence process.

In addition, Greg provides advice to tenants on other commercial lease matters such as break options, rent reviews, lease re-gears and surrenders.

I can provide advice on:

Carter Jonas was appointed by UKAS to assist them with the relocation of their headquarters from a 1980’s building in Feltham, to a recently constructed property in Staines of approximately 11,000 sq.ft.

Carter Jonas advised on the office search and managed the successful implementation of their Break Notice and provided dilapidations advice to minimise their exit costs.

The property selected for the new office was provided as CAT A space and a CAT B fit out of the premises was required to proceed. As part of the initial due diligence exercise, Carter Jonas identified costs which were able to be passed to the Landlord.

Carter Jonas managed the procurement process which was awarded to Area Square on a Design and Build basis. Carter Jonas oversaw a detailed design and stakeholder engagement process led by Area Square and reviewed costs to ensure the client was obtaining best value from the contractor.

The project involved a shift in the company’s culture to move from a modular format to an open plan collaborative format with design features to enhance staff connectivity. The project was successfully managed to achieve completion on time and within budget.
