Meldreth is a popular village, situated some 11 miles South-West of Cambridge City Centre, 4.5 miles north east of Royston and 14 miles North West of the market town of Saffron Walden. In addition, the site is located approximately 1 mile from the A10, providing convenient access to the A505, M11 and A1(M), leading into the wider road network.
The village benefits from a mainline railway station positioned 0.2 miles (5 minute walk) from the subject site. Services from Meldreth Railway Station run on a regular basis to either Cambridge, in 15 minutes, to the North or London Kings Cross in 50 minutes, to the south.
The village of Meldreth is well served providing a primary school, convenience store, post office, butchers, farm shops, public house and village hall.
The site extends to approximately 2.5 acres (1 hectare) and is positioned to the rear of a number of existing properties fronting onto Whitecroft Road and Chiswick End.
The site currently comprises a number of Christmas trees, many of which will need removing ahead of commencing the development. The site is well shielded from the adjacent roads and properties; access will be provided from Whitecroft Road. Appropriate rights will need to be retained for the adjoining properties; 29, 31 and 33 Whitecroft Road, over the access way. Details of which can be found within the Registered Title.
Outline Planning Permission (Application Reference: S/0971/OL) was granted at appeal by the inspector on the 21st May 2019, for 9 open market dwellings, with all matters reserved except for access. Appeal Ref: APP/W0530W/18/3214057.
The initial application for the 9 units was refused by South Cambridgeshire District Council on the 16th July 2018, on the grounds the site is positioned outside of the Development Framework.
Letters of Reliance for the relevant reports will be provided to the successful purchaser, at their own cost.
Offers are invited for the freehold interest, in excess of £1,200,000.
